How to use these numbers
The figures are principal and interest only. Your full monthly housing payment (often called PITI) also includes property tax, homeowners insurance and, with less than 20% down, private mortgage insurance. Depending on the state, those can add several hundred dollars a month.
A common lender guideline is to keep the housing payment under 28% of gross monthly income and all debt payments under 36%. Each amount page shows the income that keeps principal and interest within 28%.
At current average rates a 15-year term costs well under half the total interest of a 30-year term, at the cost of a higher monthly payment. To test a different rate, term, down payment or extra payment, open any amount and change the numbers in its calculator.
